The client was an overseas developer looking for funding for the conversion of a large former retail building into 118 flats with 3 commercial units, on the south coast of England. This was their first UK project, with a GDV of £39m. A facility of £23m was arranged at a margin of 5.25% over LIBOR with an arrangement fee of 2% and an exit fee of 1.25%.
The project involved the purchase and preparation works for a site in Bedfordshire with planning for multiple self-build plots. The site had been secured under an option agreement before planning was obtained. A loan of £2.7m was arranged to fund the purchase price of the site plus the cost of groundworks, at a rate of 1.07% per month with an arrangement fee of 2%.
